Mission Viejo, California
Our home base since 1995.
Mission Viejo is where we are based and where we have painted the longest. Most of the city went up between the late 1960s and the 1990s as planned neighborhoods, which means a lot of stucco, wood fascia and trim, and elevations that have taken thirty-plus years of afternoon sun. We know how these homes weather and what holds up on them.
Local considerations
Most Mission Viejo neighborhoods run an architectural committee with an approved palette. We will pull the color list for your association, put together the submittal, and schedule the work around the approval rather than painting first and asking later.
South and west walls here fade and chalk years before the rest of the house. We prep and coat those elevations to the same standard as the front, rather than matching a color that has already shifted.
Hairline cracking in older stucco is normal in this area. Those get patched and textured to match before any coating goes on, so the repair is not visible under the finish.
If your street isn't listed, we almost certainly still work there — give us a call and we'll confirm.
